Inspect
Before You Rent or Lease
Note:
Do not move in until all repairs the landlord says he will
fix are repaired.
Before
you decide to rent, carefully inspect the rental or leased
unit with the landlord or landlords agent. Look for any
of the following problems:
1.
Cracks or holes in the floor, walls or ceiling.
2. Signs of leaking water or water damage in the floor,
walls or ceiling.
3. Signs of rust in water from the taps.
4. Leaks in bathroom or kitchen fixtures.
5. Is there hot water?
6. Is the lighting adequate and are there sufficient electrical
outlets.
7. Is the heating and air conditioning working?
8. Any offensive odors?
9. Visible problems with electrical wiring or fixtures?
10. Damaged flooring?
11. Damaged furnishings (if rented or leased furnished).
Take photos of any such damages.
12. Look for signs of insect, vermin or rodents.
13. Accumulated dirt and debris?
14. Chipping paint in older buildings (may be signs of
lead, which can cause poisoning in children)
15. Check for signs of asbestos contained materials in
older buildings, such as flaking ceiling tiles, crumbling
pipe wrapping or insulation.
16. Is the exterior of the building well maintained?
17. Who is responsible for taking care of the yard and
gardening?
18. Who pays water, gas, trash collection and electric?
Especially important if you are renting a duplex or renting
in a multiple unit building.
19. Talk to other tenants in the building about what they
know about the building and whether the landlord or his
agents are responsible people.
